Loan EMI, eligibility and prepayment

Last reviewed: 10 September 2026. Figures use the reducing-balance EMI in the loan calculators. They are not bank quotes.

Indian retail loans almost always charge interest on the outstanding principal. That single fact is why the first years of a 20-year book look “interest heavy,” why a part-prepayment saves more than the rupee you paid, and why stretching tenure to shrink EMI is expensive. This page collects the loan tools and the long-form notes that use those identities — not a list of every possible city and ticket size.

The identity every loan tool on this site shares

EMI = P × r × (1+r)n / ((1+r)n − 1)
P = principal, r = annual rate ÷ 12 ÷ 100, n = months

If the rate is zero the engine splits P across n months. Processing fees, GST, insurance and construction-stage pre-EMI are not added unless a specific calculator says so. Reproduce any row below on home loan, personal loan or car loan by typing the same P, rate and years.

Worked home-loan book: ₹40 lakh at 8%

₹40,00,000 at 8% per year
TenureEMITotal repaidInterest
15 years₹38,226₹68,80,695₹28,80,695
20 years₹33,458₹80,29,825₹40,29,825
25 years₹30,873₹92,61,795₹52,61,795
30 years₹29,351₹1,05,66,210₹65,66,210

The 30-year EMI is only about ₹9,000 below the 15-year EMI, but interest more than doubles. If FOIR is the constraint, read how much EMI you can afford before you pick the long book as a default.

Unsecured book: ₹5 lakh personal loan at 13%

Personal-loan rates sit above housing rates because there is usually no property to pledge. Tenure is short, so EMI looks large relative to principal even when total interest is smaller than a 20-year mortgage.

Vehicle finance after down payment

Car and two-wheeler tools expect the amount you will borrow, not on-road price. Subtract the down payment first. ₹8 lakh at 10% for 5 years is about ₹16,998 EMI and ₹2,19,858 interest on this engine — check it on the car loan calculator.
