Home Loan EMI — complete guide

Last reviewed: 4 September 2026. Worked numbers use the same engines as the linked calculators. Not advice.

A home loan EMI is not a flat divide of principal by months. Each instalment first pays interest on what you still owe; the rest reduces principal. That is why the first years feel “interest heavy” even when you never miss a payment.

Worked example

On the home loan EMI calculator, ₹25 lakh at 7.75% for 30 years produces about ₹17,910 EMI. Over 360 months you repay far more than ₹25 lakh. Shorten tenure to 20 years and EMI rises while lifetime interest falls. Those two outputs must be read together.

Down payment and pre-EMI

Type the amount you will actually borrow. Construction-stage pre-EMI is interest on disbursed tranches only; this guide does not replace a tranche schedule. For leftover income vs EMI use eligibility and affordability.

Common mistakes

Using property price as P. Ignoring FOIR. Comparing only EMI across banks when fees differ. Assuming today’s floating rate lasts 30 years.
