Planning: surplus, buffers and rent vs buy

Last reviewed: 10 September 2026. Planning tools use the numbers you type. They do not know your city rents or school fees unless you enter them.

A loan calculator without a surplus check is how households “afford” an EMI that leaves no grocery float. This hub is the other half: leftover income, months of expenses in liquid funds, and a rent-versus-buy sketch that compares cash flows instead of declaring a winner.

Affordability is inverted EMI, not a credit score

The affordability calculator starts from an EMI you say you can pay and a down-payment percent, then backs out a house price. The eligibility calculator starts from income, existing EMIs and a FOIR percent. Neither looks at CIBIL, employer type or LTV. Banks will.

Emergency fund next to a new EMI

Using an entire bonus as down payment can leave the household one medical bill away from credit-card revolving. The emergency fund calculator multiplies monthly expenses by the months of buffer you want. Run it beside affordability. The guide emergency fund before a bigger EMI is the written version of that habit.

Rent vs buy is a cash-flow table

Buying replaces rent with EMI, maintenance and a down payment that could otherwise earn something. Renting replaces EMI with rent that usually rises. The rent vs buy tool does not know whether you will stay five years or twenty — you have to type a horizon. Read rent vs buy in India for the framing, then change the inputs until the story matches your lease and your down payment, not a national average.
