What is a Home Loan EMI Calculator?
A home loan EMI is the monthly amount that services interest on the outstanding balance and repays a part of principal. This page is for people comparing a property EMI before they shortlist homes or talk to a lender.
How to use the Home Loan EMI Calculator
Enter the amount you expect to borrow (not the property price unless the down payment is already subtracted), an annual interest rate, and tenure in years. The tool shows monthly EMI, total interest, total payment and a year-wise amortization table. Changing tenure changes both EMI and lifetime interest; the two do not move in the same direction.
How Home Loan EMI is calculated
Indian housing loans typically use a reducing-balance EMI. Interest for the month is charged on the outstanding principal; the rest of the EMI reduces principal. Early years are interest-heavy. This is an estimate: banks may add processing fees, insurance, pre-EMI during construction, or a different day-count.
Home Loan EMI formula
P = principal, r = annual rate ÷ 12 ÷ 100, n = months
Example calculation
₹25 lakh at 7.75% for 30 years has an EMI of about ₹17,910 on this formula. Interest over the full tenure exceeds the principal. A second check: ₹10,00,000 at 7.2% for 120 months (r = 0.006) gives EMI ≈ ₹11,714, total payable ≈ ₹14,05,703, interest ≈ ₹4,05,703.
What changes your home loan EMI?
Principal, annual rate and months are the only inputs this calculator uses. Down payment is not modelled here — reduce P first. Floating-rate loans will reprice when the lender changes the spread; this page does not forecast RBI or bank revisions. Prepayment is a separate tool.
Home loan amortization
The schedule shows opening balance, yearly EMI outflow, interest, principal repaid and closing balance. SURF, FLIP, tranche and telescopic plans change cash-flow shape; they are not extra formulas on this page — they change the P, r or n you should type.

Frequently asked questions
When do home loan EMIs start?
On a ready property, after disbursement. Under-construction homes may have pre-EMI interest on amounts already released.
What is pre-EMI interest?
Interest on the amount already disbursed during construction, before full EMI starts. This calculator assumes a fully disbursed principal unless you lower P yourself.
Does a longer tenure reduce EMI?
Yes. It also increases total interest. Compare both numbers, not EMI alone.
Does this calculator guarantee a bank loan?
No. It only applies the EMI formula to the numbers you enter.
